Where Are the Cabins Located?  The cabins are located in Grandview Peaks  & South Mountain Peaks  (Rutherford & McDowell  Counties), just minutes from the South Mountains State Park and about one hour east of  Asheville. 45 minutes to Hendersonville, Chimney Rock, Black Mountain, and not far from Boone, Blowing Rock, Linville Falls, Grandfather Mountain. Marion and Morganton are 30 minutes away. Hickory is 45 minutes and Forest City, Rutherfordton and Marion are all about a 15 minute drive away. For detailed driving  directions call ahead (before you come) set an appointment with me and I will send them to you by mail, fax or email.

If I purchase a lot or home site and want one of the cabins built for me how much are they? The builders we use are custom builders and can build anything you like so it all depends on you and your needs. The one and two level log cabin shells are costing from $60,000 to $80,000 but the cost of materials and labor change all the time so you need to contact the builder and get quotes for what you really want. How far is it to the nearest grocery store or hardware store?   Toney Grocery, Good Old Boys Grocery and  the Cane Creek Grocery are less the 2 to 5 miles away and Sammy's (a mid size grocery is about 8 miles away. For all your major grocery, Hardware, tool rental, Beer, wine, gas, and landscaping supplies, Forest City  and Rutherfordton are less than 15 miles away. There you will find Supper Wal-Mart and Lowes Home Improvement a  Mall and many other unique shops and specialty stores.

How far away is a hospital?  6 hospitals are near by, Rutherford hospital is about, a 15-minute drive away. Marion hospital is also about a  30 minute drive north (Click here for more hospital info)

Is There a public marina on the Lake James & Lake Lure?  Yes, Several boat ramps and marinas.

What needs to be finished on the cabin?  The outside is totally finished. Buyers will be responsible for all inside work including but not limited to bedroom & bathroom walls, floor coverings, cabinets & countertops, insulation in the floor and ceiling, plumbing and electrical. (the logs have been cut and drilled for electrical outlets and wires) On the two level cabin the 3/4 loft and stairs are in place. see cabin info

How much dose it cost to finish the cabins?  As much or as little as you want to spend. Most people spend any where from $15,000 to $60,000. Remember these cabins we sell are dried in weather tight shells, totally finished on the outside. Buyers can install any  number of bedrooms, bathrooms, decide where and how big the bedrooms and baths are, pick the floor coverings, cabinets, sinks and counter tops they like or can afford. We have local contractor to do the finish work for you or you can do all the work you self. Or you might  just do some work your self and bring in contractors for the rest. If I buy just a lot or acreage home site do I have to build?   No, the property can be held as an investment and sold later for a profit. Some people plan to build when they retire or they give the property to their kids or future generations.

Are recreational vehicles or camping allowed?  Yes. In fact some people leave their travel trailer or Motor home here for the summer or while they work on their cabin and then drive their car that gets good gas mileage back and forth.

What are the county real estate taxes? The taxes are $0.63 per $100 of assessed value. Example: You buy the cabin and lot for $89,900 then ($89,900 x 0.63 ÷ 100) = $566.37 per year

Are there paved roads? Yes, All the roads are in the process of being paved.

What about utilities?

Electric & Telephone (Rutherford Electric Membership Corp, Duke Power & Bell South) are provided to each property.

Sewer: Septic system. Costing around $3,5000.  Most people get their well and septic system installed for around $6,000 to $8,000 combined                                                                                   

Gas: Propane tanks for gas cooking heating or  heating oil is also permitted. Most  people use Central Heat and Air (electric heat pumps).

TV: Satellite, Direct TV or Dish Network.  Internet access: High speed DSL where available

Can I rent my cabin out?   Yes. This is a great rental area, many people love to come here and rent for a week at a time (rental rates range from $700 to 1800 a week) There are good property management companies to handle renting your cabin for you if you like. (Ken Williams also does a limited amount of property management for my owners)

Can I have a shed or workshop or barn?  Yes, any kind of outbuildings like barns, workshops, metal or wood are welcome.

Are animals allowed? Pets are welcome,  (and horses) are allowed. No commercial farms like chicken  farms or pig farms.

What are the  Property Owner Association Fee? The property owners association fees are $250 year. They pay  to maintain the paved roads,  gates .

Any other fees to pay? Just your closing fees that will be 1 to 2.5 % +/- and your NC property taxes discussed above.

How much earnest money do I need to put down? $1,000.any track of land, or $5,000. on any cabin/ land package and a personal check is ok. We close the transaction in 10-15 days, including when financing is required.

Do you  have financing?  Yes we have a  local bank Tryon Federal Bank  Located in Tryon, NC that  we work closely with and have streamlined the processes.
